Thanx for all the input, it made me think about it at different angles. So we decided not to go with this one because it's too out if the community and we would need to cross a major street to get to the frum neighborhood. But we are still looking outside the blocks of the neighborhood. The houses are so much nicer and cheaper and hopefully people will follow and not be so afraid to move out, and if they don't we'll worry about it then.
