This is in one of those apartments in a 3 family BP house.
Who is responsible for expensive replacement Central AC unit, if old one breaks, if theres no mention of it in the lease?
It costs the equivalent of more than a months rent.
How have you worked it out between landlord and tenant?

Central AC is very expensive, way more than rent. I can't even imagine why it would be the tenant's responsibility unless deliberately broken by them. The roof, heating, air conditioning, and maintenance always falls under the landlords responsibility.

I imagine this would vary by state, but everywhere I've lived it's been the landlords responsibility.

My mother has a house she rents out, and she pays for all repairs unless the tenant causes the problem.
