$550,000 (low end) and up. Price changes based on finished basement, number of bedrooms, kitchen upgrades, yard upgrades, etc.

It is going up as more and more people are moving in. Lots of houses going on the market and lots of houses closing.

those houses are 600k+, they are not regular houses, they are mcmansions

Correct. In Lakewood for 600K+ you get a home with more bedrooms and rentable basement, but with no land, and backs up to an industrial area (like quickcheck) or someone else's deck. Here you get more house and land. Not as many bedrooms. No rentable basement or tenants. Taxes are lower but sill very high (most are 10 - 11K or more). There is no busing. It really depends on what people are looking for (and many are still putting in more money to finish bedroom, close up great room - not practical as it echoes badly into the upstairs bedrooms).
(I would assume the houses in the woods mentioned earlier off a busy street next to a shopping store with no land are going for more)
The mortgage plus taxes on most of the houses will be 3300 with 20% down ($120,000). Not affordable for everyone - especially with no basement to help out.

You pay for a more suburban feel. And yes the basements are not rentable, hence why the buyers are older, working families ..

That's a lot of money for your mortgage. You'd have to be making close to 200k to make that comfortably affordable.

It's called Talymour Estates and it is in Jackson, not Toms River. It's off of whitesville road.
It's a young heimish crowd. Definitely not like the Toms River crowd. It is not fancy people at all.
