Based on what I understand Developments and neighborhoods take care of their own eruvs and build them according to how they hold. Many are connected and you can sometimes walk pretty far with one. You just have to make sure that they are checked and go according to what you hold

(For example my block maintains our own eruv that is checked every week by someone from our block. The eruv is connected to a bunch of smaller eruvs that will take us to a shul about 10 blocks away. A large chunk of those eruvs are not checked weekly. So if people want to use it for a simcha they will have it checked then. And not everyone holds of each one. Like part of that eruv relies on chicken wire beneath electric poles, so even if it is checked I personally would not use it)

The Lakewood rabbanim hold that Route 9 and Central Ave cannot have eruvs crossing them. so that limits how far an eruv can cover.
