If it's not oil based but has a little oil is that OK? Or no oil at all?

Why don't you pour on spices,
Like a rub?
Heres an example.
Celery seed. Mustard powder. Cumin. Hot paprika. Pepper. Optionally add 1 tbsp brown sugar and 1 tbsp tomato paste.

The Dining In cookbook has a great recipe - Grilled Chicken Salad Appetizer.
You mix together soy sauce, garlic powder and lemon juice. Take out 2 Tbsp and marinate the chicken in the rest, spill out the marinade and then grill the chicken.
Salad Dressing: To the marinade that you separated add mayonnaise and some sugar.

THE WORLD'S BEST CHICKEN

INGREDIENTS
4 boneless, skinless chicken breasts
½ cup Dijon mustard
¼ cup maple syrup
1 tablespoon red wine vinegar
Salt & pepper
Fresh rosemary
INSTRUCTIONS
Preheat oven to 425 degrees.
In a small bowl, whisk together mustard, syrup, and vinegar.
Place chicken breasts into 9x13 lined baking dish. Season with salt & lots of pepper.
Pour mustard mixture over chicken. Make sure each breast is coated. Put some more pepper on, if you please.
Bake for 30-40 minutes, or until meat thermometer reads 165 degrees.
Season with fresh rosemary.
