I was shocked when my friend asked me what we are doing for Shabbos. I answered I am going to xyz. She asked me if she can join with her family. I thought it was total chutzpah. What do you think? She also asked how many rooms my hosts has.

That is definitely chutzpah.
What did you respond?

I told them I don't feel comfortable to ask my host to have you. It's not my home.

I've seen mentioned here before that people often seem to view summer homes as semi public property. Like, my friend has a bungalow. Lets seeif we can go for a shobbos, even though an invite hasnt been extended. Im not part of the summer home scene so I dont know really. Just an imamother observation.

It is not just summer homes. There are boundary issues.
It is annoying that people try to push their way in. My brother owns a boat and many people state they want to take their families out and I should arrange it.

I saw a guest towel that reads "Guests of guests may not bring guests."

That, too. But I vaguely remember a pretty negative expression, something more dramatic than what you quoted.
Oh, well. Maybe my brain cells will wake up eventually.
