Any recommendations for a Modern Orthodox community that is not super expensive and materialistic and that is warm and welcoming to newcomers, including people who may be a bit outside the box? More expensive places are okay if there is some real economic diversity and the community makes it work.
Prefer east coast (and southeast at that) but can be anywhere in the U.S.
Places that are just a small all encompassing orthodox community and not specifically MO are fine, but ideally with a real MO presence.

East Brunswick and Edison/Highland Park (New Jersey) meet your criteria. Very wide range of housing prices - garden apartments through mansions - but taxes are high (as they are throughout NJ) so take that into consideration when comparing communities. Friendly, no real materialist pressure, choice of MO shuls and schools.

I can't say this enough, but check out Springfield, NJ. The community is warm, the rabbi is incredible, and you feel like you're living out of town while still in the NY area...

Northeast Philadelphia/Rhawnhurst is an incredibly warm, accepting and affordable community just 1hr 45 min from New York. Their is an OU/ Centrist shul which just got a new rabbi...feel free to pm me for more information! All the best in your search...

So many places- Rochester, Buffalo.. We are looking for a MO commuity with an amazing school district (DC is in public school) and those are found in upstate NY. Houses are so much cheaper than closer to NYC as well..

Agree. It's a great community, and the public schools are tops. And we definitely need more MO families.

I second East Brunswick. Small (200ish) families, one shul so diverse and tolerant. Warm and welcoming. Very close to highland park/Edison so shares infrastructure.
