This is a top isometric view of the basement design I referenced in my earlier post. The finished area will be a bit less than 21' x 24' with a some mechanicals eating up space.
If the basement didn't have the huge linen closet (top left), fridge/freezer niche, or Pesach kitchen, and the top bedroom closet moved to where the water heater and furnace are (center right) the open space would be about 9' x 15' — large enough for a small lounge area.

Rubberducky, this is such a practical layout.
It's interesting that linen closet and fridge/freezer, and pesach kitchen are in the basement. I would never think about placing them in a bsmt but it totally makes sense once you see it done.
