I was told average for lakewood is $100 - 150 sq ft.
So a 2500 sq ft home would average around 250,000 - 375,000.
Plus the land of course

Depends where you buy! You can pay $400,000 or more for a 10,000 Sq ft lot in some areas, or the same for a half acre in places in jackson

Varies. Right now land in town in Lakewood is very expensive. 50x150 lot can cost between 250 - 350 K and up depending on the area - this is closer to the original Lakewood. I'm guessing in the outskirts it is less (but Albert has been very high for a long time already for land and that is pretty far out then). On a 50 ft wide lot you can typically build a 30 ft wide home (10 ft clearance on each side) - people are squeezing in 3000 sq ft homes on such lots.

I take it back. I just spoke to another builder in Lakewood and for a typical big house they build with a basement is minimum 350 K without land.

Even cheaper in Jackson.
With that money you can buy 1/2 acre with a house, pool etc.
330k for .4 acre no basement; around 450 for .5-1 acre with a basement.
All with pools

Where is Jackson exactly? Obviously not from Lakewood...but contemplating a move. Does Jackson have busing to Lakewood? Are taxes cheaper than in Lakewood? (bec I saw another thread that you have to pay for garbage pickup!)

I"m not the OP, just responding.
Why am I finding that the cost of building has gone up SOOO much.
Talked to someone who built a house about same size I'd consider. They paid 300,000 - but I just spoke to builder and he told me to estimate 400,000.
What went up so craxzy

Building materials! Lumber, etc. The cost of material from when we built our house, and when we recently did renovations was very noticeable. The builder told us that many building materials have gone up in price.

Prices went up because people's "needs" are extravagant. Of course everyone needs washable paint, stainless appliances, fancy moulding and quartz counter tops. Who builds a house without those basics? A 3rd bathroom upstairs and spray foam in the attic costs extra money, these things aren't free and increase the cost significantly. If someone were to build a real basic house the price can go down but realistically noone does that.

figure 120-150 a sf upwards if you want upscale.
Land is between 250-450k depending on location.
Land in Jackson May be cheaper but they actually enforce their zoning laws which drives up the price of construction. (verified this with a builder who has done work in Jackson.) Bussing in certain areas is also still a problem. Depending on where your kids go to school, you might want to factor that into the costs. This may change now that the bussing system is changing.
Taxes are approx. 1-1.5k less per year on similar properties. (2.3% vs 2.04% in Jackson)
As for pricing, its material that went up in price, nothing to do with supply and demand. There are plenty of contractors.

I bought land also 1.5 yrs ago and paid 280k. I built a 4,000 square foot house as paid approximately $500,000. House is upgraded but not at all overdone or extravagant compared to other homes.
