Theres a 20' 3 family brick house with a for sale sign on 49th street between 12 and 13. Its attached on both sides. It must have been built in the 60s or early 70's because it has a walk-in, not a walk-up and probably no basement.

What does a house like that usually sell for in that area? Whats the low-high range?

TIA

2 years ago my neighbor bought a tiny legal 3 family house (about 20x40), attached, non brick (siding plus small area of brick facade), no separate doors or hallways between the 3 floors, with basement cellar, not in as center of BP, needed work throughout, for $979k. Seller was originally asking for $300k more but settled because of the above written issues.

At least 2m. A one family can go for 1.6m. The fact that there is a for sale sign is possible as sign that they want an inflated price or else someone would have grabbed it up right away.

I agree with above.

A similar house sold a few months ago for 1.7 million. Does that make sense? I thought 3 family houses, w 3 bedrooms, 2 baths in each apartment, in BP in that area, are even more expensive.

In that area.... Over 1.5 for sure. It's location- basically the lot.

In that area? Forget the area! Are there ANY areas in Brooklyn where you can get a 3 family home (2 rentals) for less than 1.5? If yes, where?

2 family house in great location built in early 1900. Was 1.1 mil 2 yrs ago! So a 3 family is definitely 1.5/6. Good luck! Ha. You could get way nicer and cheaper in Lakewood.
