Whom do I consult lawyer or accountant?

I am not on our mortgage, but after reading some threads here I realized that in case of dh's death ch"v I might not automatically get the house.
Dh has a very serious medical history.
He also has no life insurance.
I am a stahm and have been out of the work force nearly 2 decades.
We also have medical and some cc debt.
Dh and I need to fix this and put some financial plans in place.
Would a lawyer or accountant be best for this?
And any recommendations in North NJ?

You might want to consider a NY life insurance agent because of the state guaranty.

Ask your attorney.

Can I be added retroactively to mortgage? Or if dh leaves the house to me in a will, is that enough?
Eta, I need someone specifically in NJ and not an insurance broker please.

Please talk to a financial adviser before you jump into anything, especially life insurance, which may not be the best vehicle for a man in the 40s or 50s (you mentioned being a SAHM for 20 years) with serious medical issues.

An estates attorney can also advise you as to the disposition of assets when one of you passes and, of course, can help you with a will and guardianship.

Ask your attorney about being added to the deed.

OP if it's all about the house you can do a zero dollar deed transfer from your DH to you and your DH, as husband and wife. A real estate attorney can draft the deed for you. You need to sign a GITREP and RPT form, they are transfer documents for tax purposes that get recorded simultaneously with your deed. You just need to pay for the deed preparation and recording fee.
Once you and DH are on the deed as married, husband and wife. If C"V something happens to you or DH and one passes the deed will automatically be vested in your name, as surviving spouse.
I work in title and these deed transfers are done all the time.
I can't think of any NJ attorney off hand, but if I do I'll let you know.

AFAIK if only 1 spouse owns a house in NJ, it is considered as if both spouses own the property.
Meaning if husband owns the propert himself and he dies, the wife automatically gets the property because it's considered as if she owns it too.
Not many states are like this. In NY, both have to be on the deed.

But like a previous poster said, you can do a zero dollar transfer to you and your husband if that makes you feel better.

Speak to the attorney you used when you bought the house, ask him to put your name on the deed too. It doesn't matter if you are on the mortgage. The name on the mortgage is just the one responsible to pay. For you it matters what name is on the deed, that is the one who owns the house.

Op, you need to go back to school and get job retraining ASAP. If CH"V something happens to your dh, you will have a lot more than CC debt to deal with.

When you buy a house and you close, you usually do it with a lawyer. Call up the lawyer you used when you bought your house. He should be able to put your name on the house
