Anyone here lives in more to the right/yeshivish nice affordable community near the NY tristate area? Affordable meaning housing, tuition and lifestyle. Looking to relocate and would love to hear about nice communities

I don't know your budget and how many Jews you need and how far away from NYC you're willing to go, but places to check out would be Waterbury, Eltingville in Staten Island (small), Mill Basin, Bayswater, Edison, and Baltimore.

Affordable by a house in the 2s or 3s and not so high taxes. What are the average yeshiva prices for those neighborhoods?

Housing for under 400k eliminates most places close to NYC. Not-so-high taxes eliminates NJ, Monsey, and Long Island. Waterbury and Baltimore sound like your best bets. Tuition in Baltimore isn't cheap, don't know about Waterbury.
Lakewood has cheap tuition, and you may be able to get a smaller townhouse in that price range, though taxes won't be cheap, and getting into school is a challenge. In short, if the place you described existed, it would be so overrun that prices would quickly surpass the limits you mentioned.
