There is a small pamphlet put out by a social worker in Lakewood, Michal Deustch. Has haskamos of Rabbi Gisinger and Rabbi Brudny. It is a guide for parents and focuses largely on physical changes. No pleasuring or s-xuality. But it uses correct anatomical terms and explains erections and wet dreams in a clear way. I think it's a great starting point.

Some of the local pediatric practices may have it. Or try calling Chemmed, Michal Deustch works there.
