How to buy a Co-op apartment - Questions to ask

How to buy a Co-op Apartment: Questions to ask
1. Does the building own the land beneath it? (If not, don’t buy. Ever.)
2. Who are your immediate neighbors? Do they smoke, do drugs or have noisy children?
3. Does the neighbor immediately above you make noise at night? (It is strongly advised to visit the apartment between 3 and 4 a.m.)
4. What does the maintenance include? (Electricity?)
5. Who pays for air conditioning in the summer?
6. What is the building responsible for inside the apartment?
7. How reliable is the building when it comes to building maintenance?
8. Are there roaches or mice?
9. Does the building have a communal Sukkah? If not, would they let you put one up?
10. How clean is the building?
11. How clean is the laundry room? Are the machines maintained?
12. How many elevators are there? How often do they need repairs?
13. Is the Co-op Board receptive to Orthodox Jews?
14. How long does it take the Co-op Board to approve renovations?
15. How desirable is this building? Are apartments easy to sell?
16. Does the building have security cameras?
17. Does management cooperate when there are crimes by providing footage or do they claim “it’s been deleted”?
18. Do any of the building employees/staff have a reputation of being dishonest and/or a thief?
19. Do any of the tenants sell drugs? If so, who has the best prices?
20. Over the last decade, how many tenants/shareholders have been forced out by the Board, and for what reasons?
21. Is the Superintendent of the building competent when it comes to small repairs?
22. When it comes to screwing bookcases into the walls, are you required to hire someone who is licensed and carries insurance?
23. How does the building handle noise complaints?
24. Has the building been sued in the last decade, and why?

If a prospective tenant came in for an interview and asked these questions, they would get rejected. No coop for you. Oy.
