Wedding venue north jersey, indoor/outdoor small

My brother is engaged. And they are planning a small wedding (less than 120) and are looking for venues in north jersey that have indoor and outdoor space.

If next to public transportation it's a plus.

Any leads?

Brightstone has a big tent set up in their parking lot that you can use.

I wouldn't say it's nice though, I was at a wedding there in june and it feels very much like a parking lot (with the added bonus of the ruckus of the NJ transit trains passing by every 5 minutes)
