My friend said I could use her house for a kiddush I am making.
Apart from paying for cleaning help I would like to give her a gift.
She has everything she needs so I don’t know what I should get her?
Should I get something for her or for the house?

I think a nice gift for someone who "has everything she needs" and is being generous enough to provide her house for your Kiddush is an experience.
For example: tickets to a show, concert, exhibit, lecture series, workshop, etc. Voucher for a massage or spa day. Voucher for two for a restaurant. Subscription to a magazine. You get the idea.
This is assuming you know her well enough to have a good feeling for what she'd appreciate.
