Did you receive ERAP as a landlord when your tenant applied for it?
Is there anything to be aware of?

I work for a management company. we have received many payments from ERAP. there are guidelines. first off, once a tenant applies for ERAP, you may not begin legal action. also, when you receive an ERAP payment, the money that was owed before the beginning of covid (if any) may not be collected. and last, from the date that payment is received, no rent increases may be collected for 12 months.
there may be more rules, but not that im aware of. if I remember anything else, I will come back.
