So we are working on purchasing a recently renovated house from a frum person who is flipping it. The person has a good reputation as a home flipper so I'm not worried about TOO much, the appliances are new, paint new. A few things I want to check on are the wiring (bad personal experience) and the roof--as the home application says "unknown" regarding the age/condition of the roof. We are trying to close fairly quickly pending inspection. We were given 2 options. 1)go with one basic whole-home inspection paying 300-450 when if there are any issues he's just going to refer us to a specialist anyway 2)go with individual inspections and get estimates at the same time for the specific needs. Our realtor is advising the latter option especially due to getting a radon testing which isn't included in the basic home inspection and is the sellers responsibility to fix. I'm new to this any advice? I just dont want to delay the closing TOO much b/c we want to close before early August and I'm told its a busy market where we're moving.

A home inspector who does a general inspection can do radon testing as well. If you suspect things are old and rundown then go with individual inspections but if the house is generally updated a good home inspector will be able to give you lots of information.
Foundation
Attic
Ac
Water
If the electricity is updated has enough power for the house or you need to upgrade
Age and condition of roof
Boiler...
They do this all day and usually have lots of info

I would go for the multiple, specialized inspection. A standard inspection of a few hours will not tell you everything you need to know about your house. No matter how good the inspector is, there's just not time to thoroughly investigate the electrical wiring, the plumbing, potential for flooding, etc.

And get that roof checked out! Roofs can be expensive!
