There are some houses in Teaneck in the 5s. Fair lawn for sure.

In terms of housing, there are some houses in the 300-400k range in Bergenfield, NJ. From there, you are in walking distance to a few mainstream MO shuls. Also, there are sometimes houses in the 300-400k range in the “south of Cedar” neighborhood in Teaneck as well—that will give you both mainstream and at least one more left-leaning (but still mainstream) options.

Pretty much all of the local yeshiva day schools have college-bound students. If you want to check out the tuitions (or even go to open houses since it’s about to be open house season), the main elementary schools are (in alphabetical order): Ben Porat Yosef, Heatid, Moriah, RYNJ, Yavneh, Yeshivat Noam. For high schools, the main local schools are: Frisch (co-ed), Maaynot (girls), TABC (boys). In addition, some kids go to SAR in riverdale, as well as other high schools in the larger area.

Are there any communities in the NY area with houses at that price point? We live way out of town in a center-left MO community and tuition is $28k a year and you shouldn’t even look at houses if you aren’t ready to pay $1m for a small 2 bedroom that needs work. I figure NY would be more expensive except for tuition...

Try elizabeth Hillside area. Their is a tuition cap program at schools here. JEC and Kushner participate in that
You can buy houses in the 300,000 range
Great community that you can be who you are and there is no judging

Yes but...houses in the "real community" cost $500k. The reasonably priced houses are far from the rest of the community. We lived on Kolmar and people refused invites because it was " to far!"
That being said it is a great community.

East brunswick, nj sounds like a good match for you. A lot of mo Brooklyn transplants. True mo community. Houses start in the 3s.

I would recommend Edison/Highland Park/East Brunswick.

Geographically, Edison and Highland Park run right into each other and essentially one community. There are at least 5 shuls. East Brunswick is about a 15 minute drive, so while the schools and other community resources are shared, EB does have its own shul of course.

The community has a variety of lower schools. There is a Bais Yaakov type girls high school with a pretty good secular education, but other than that you will need to put kids on a bus to a different community for high school.

You will find plenty of highly educated professionals raising their kids on the same path.

I think you can find a house in the high 3s, though if you looked you could also find houses in the 8s and up. You can more bang for your housing buck in East Brunswick than in Edison/Highland Park.

I was going to recommend Teaneck/Bergenfield. But if you’re in the mood to move further out, Detroit has affordable houses (less than $300K) and Farber (formerly Akiva) is a highly sought after MO school in the area.

You can buy in the cheaper areas surrounding Monsey, and send your kids to good MO schools in New Jersey.

Yes, homes in that range will be on the smaller side, but OP did not mention a preference as to size. Everyone compromises on something when it comes to housing. If a large house is not important and/or they are willing to do some work over time, the Teaneck/Bergenfield community is worth looking at imo because there are lots of shul and school options. Plus it’s close to NYC for jobs. A look at listings online will let OP know whether homes in that range are worth looking at for her.
