I’ve done it.
1. Know neighbors well
2. I prefer to know the guest also. Typically if it’s my neighbors sibling, parents or child I’ve met them over the years. If they are hosting strangers to me and them - 100% not.
3. I have bedrooms in my basement - my kids sleep there - but that is the area I give them.
(4. I do have a safe for valuables but not because of guests)

I give my apartment oug for shabbos all the time. B"h people have largd families anc small apartments so if they want to have shabbos guests and I'm going out then glad too. I would not pesach clean specially for them, that's a huge thing to ask.

I do it every year. It's such an easy mitzvah! Honestly, 99% of people leave it cleaner than when you left it.
I don't bother cleaning the kitchen, and I tell them so. It's their problem if they want a place to leave coffee cups, etc.
