What size do I need to be able to fit 2 48” beds and also to fit 2 twin beds?

2 48 inch beds minimum 112 inches but that is very tight.
2 39 inch twin minimum 92 also very tight.
usually a bedroom should be at least 10 x 12 so 80 for the beds and 3 feet in between
for 48ers you would want 100 inches for the beds and 3 feet in between

Size is also not the only factor. Layout marked a big difference. A room can be wide but have closet doors, windows, radiators etc that make the usable space that much smaller.

Depends. Do the beds have frames and headboards? How big? Where are the doors in the room and where are closets?
In general, if you have clear space and you're putting the beds against side walls, at minimum take the bed widths plus 24". So that would typically be 48" + 48" + 24" which equals 10 feet. 39" + 39" + 24" comes to 104", a few inches less than 9 feet.
I do residential and kitchen design professionally. Earlier tonight I was redesigning a small bedroom for 2 twin beds and closets, part of a larger remodel. The bedroom is only 9' 6" X 10' 3", but 9' 6" is enough width for the 2 beds. I moved the doorway to the space between the foot of the beds and the closets which will run along the entire length of the other short wall. It's a tight space; there won't be room for anything else except a night table.
