What do the smallest apartments go for?

A neighbor who was looking into this mentioned that the 5 bedrooms are priced at a little over 1 million.

Keep in mind it’s a condo that will probably have a high monthly maintenance fee. Please remember to add that to your expenses when figuring out the cost.

I think the brochure says that the first 30 customers will get a discount. Im wondering why they arent already ALL sold out.

Something is off if they havent sold 30 yet.

Are you sure, because I called and they said the biggest apartment is 2,400 sf, 5 bedroom and it's 1.4 million.

2400 sf is a VERY nice size bec the average 3 bedroom apartment in BP in a 24' house is 24 X 64 and thats 1536 sf, am I right?

2400 SF is not that big. 1.4 is extremely expensive for this size. You're not even gonna own any property for this money, just a 2400 sf apartment. It's outrageous.

2400 is like a duplex of 2 floors in a 20×60 home. But agree it's not a house and no privacy.

My house isnt big but its divided- basement and two “floors” which really makes such a difference. Of course its a pain in the neck sometimes but I still love it.

Who has privacy in BP?

What concerns me most is what you pay monthly (in addition to mortgage payments).

This building is also near the train so unless they build it well and make it soundproof then it will be very noisy from both the trains and the neighbors. Not to mention that it is right next to Shoprite which is open 24/7 (as well as Amazing Savings) and has an extremely busy parking lot which is noisy as well.

I heard the asking price is $700 per square foot which comes out to 1.68 million for a 2400 sq foot apartment.
I doubt they’ll sell for this price but this is what I heard.

I see a 4 bedroom at 1850 52nd St, contains 2,100 sq ft. It contains 4 bedrooms and 4 bathrooms sold for $960,000 in May 2017 ($457 a sf). But its much older.

I thought people are so desperate for apartments theyd sell 1 2 3 no matter the price.

I think they missed the boat a little. A lot of people are looking to move out of Brooklyn now.

The real estate market is based solely on supply and demand and fair market value is determined one what a buyer will pay and and a seller will sell for a specific piece of real estate.

If the apartments sell at the price, they will sell. If they don't sell at the price, then the developer will lower the price until someone purchases at the price.

Location is to a great extent the most important determinant of price. If a location is highly desirable, people will decide that location is more important than other factors.

In terms of noise, modern construction generally has double paned windows which block sound really well so I don't think noise would be a factor.

those apts are not terribly desirable either
