Can you post near which shuls, I can find houses without HOA?
Empty nest so no need to take playdates etc into consideration

All the Chabad in the area have homes without HOA’s (Central, East and West) as does the area they call Hillel West. East Boca Kehilla near Torah Academy has homes not in an HOA. Not sure if there are neighborhoods by BRS without HOA. I would call a local Frum realtor like Aviva Reich to ask if that is area you were Intersted in.

HOA's are maligned but there is a good side to having a neighborhood association because you aren't stuck with crazy neighbors who neglect upkeep or their homes and keep cars parked on the lawn :-).
HOA fees are generally low because they don't cover the kind of services that condo maintenance fees do.
