Not sure which forum this belongs to but here goes:
We looked into a house, through a broker. We’re very interested. They want a certain amount which we thought was to expensive. Next we find out they advertised the house without a broker and asking for the price we wanna pay. But because we’re going with a broker they asking for 15k more. Sellers say there’s nothing they can do since we started w a broker. Broker says sellers aren’t budging with the price. (We found out a different way that they went down for ppl without a broker)
What’s there to do about it? Basically we end up paying the broker that they hired to sell their house. Does not make any sense and feels so unfair. Any insight appreciated.

There is not much to be done. It's standard that the sellers pay the brokers 5%, so it's understandable that they will lower their price for a transaction where they won't have to pay a broker. It sounds like the broker showed you the house, so s/he's entitled to a commission.

You can negotiate with the seller or negotiate with the broker, but you shouldn't go around the broker.

U can definitely negotiate with the broker and be honest. But don’t expect him/her to forgive their rightful commission.

I would Never cut out the broker chas vsholem. But I feel like if the sellers wanted to hire a broker take one and don’t advertise it alone. Now we beee to make a quicker decision cuz someone else is on it. Paying less and it just makes us feel jipped.

If the house is listed for sale with a broker the owner is not legally allowed to sell it without a broker anyway. There is a listing agreement. How did you hear about the house? Did you get to it through a broker? That's like not paying shadchanas money. Is that the mazal you want to start in your home?

This. The Listing Agreement states, that any buyer within a specified time-frame, whether they were procured through the broker or owner, the owner is required to pay the commission.

Although it's possibly that the time-frame has passed already.

If the house is listed with a broker they can't sell it without one. Even if the buyer comes on their own they still owe the commission.
Also, as an aside I do know people who waited for the listing to expire and then made a deal with the seller. it's just really not nice to cut out the agent that way after they spend time with you... I think that's disgusting.

I know every dollar counts, but if you make a calculation of 15K spread out over your mortgage term, with rates being what they are now... it's not that much of a monthly difference. If it's the home you love, and you can afford it, don't wait months hunting for another perfect home. Also consider that rates will likely rise, so even if you find a better priced home in several months, you may not even end up saving.
