Best to ask around your neighborhood, it varies. Also find out if the price includes utilities or not.

We rented our 3 bedrooms 2 bathrooms last january for $1700.
New paint and new flooring in the entire apartment .
I think prices went up since then.

heard from someone rented out basement 3 bedroom 1 bath 10 yrs old but nice 2200 plus utilities Ridge area

Our tenants are getting a very good deal I guess.
2 very large bedrooms (master bedroom is huge- we made a large master bedroom instead of 3 bedrooms..)
Large living room/dining room area
Eat in kitchen with new appliances
New floors and newly painted
1 bathroom
It’s a 15 year old house
Popular area but with parking for tenants

We only asked for $1650 last January
Shortly after we heard we could have gotten more

Really varies based on the location and condition if it isbrand new then obv more... ridge area will always be the highest

rates went up sharply since then and existing tenants there is only a certain amount you can go up on them

Our master is big enough has its own bathroom and walk in closet
3 bedrooms a couple could live there with 3-4 kid's comfortably
2 bedrooms x so much
Our tenant has their own 2 car parking space as well

This is in the south side of lkwd

Not neccesarily 2 bedrooms are always less it doesn't matter if the master is huge.. you want that 3rd room for kids laundry play etc 2 br get tight much quicker IMHO

Honestly one reasons we did it like that is because we didn’t want families with lots of kids to stay for many years. The apartment tends to get lots of wear and tear with kids growing up in the same apartment. Most couples have moved out after having a baby or 2 so the apartment generally stayed in good shape.
We’re fine changing tenants every 2-3 years.

Smart Idea thinking of giving a 2 year lease and then putting into contract a annual 10% increase after that so they will want to move what is everyone's thoughts?
also anyone know going Rate 3 Bedroom 1 Bathroom Ridge area about 10yrs old?

I think it’s a great idea assuming that you live upstairs. If you don’t live in the house then it’s illegal.
