Need Warm Weather with an Established Community

We are looking to move to an established community that has warm weather year round for health reasons. We are nearing 50 years old. we would be moving with a few of our unmarried/too young and not ready to date adult children.

We can afford a house under 450,000

Does anyone have any ideas where we can afford to move to and which areas are fully established with a mikvah, minyanim, kosher food, and a Beis Medrash?

I will work remotely and my DH has a skilled trade he can do from anywhere.

The warm states like Florida and Texas have gotten pretty expensive. Is Atlanta any better? Or Arizona?

Homes in the main Toco Hills community in Atlanta were over 450k even before real estate shot up in the last couple years. Phoenix may be an option, though I'm not on top of the current real estate market there.

Possibly Dallas in the north eiruv or even north of that in Plano could work. Houston houses used to be reasonable, but I believe they've shot up quite a lot in the past few years, and are extremely hard to come by regardless of budget.

San Diego's weather is gorgeous, but housing there is way out of OP's budget, and the community is also not quite as established as the above options.

Any warm weather city with an established frum community, the real estate prices have shot up the past couple of years

Charleston SC has a daily minyan and we had a lovely visit there, but I don't know what the schooling options are, and I wouldn't call it a growing and robust community. Check out https://www.bsbisynagogue.org/

New Orleans has a couple Chabads, one in a suburb called Metairie and one close to Tulane University, plus a shul with a Rabbi from Chovavei. It's probably roughly comparable to Charleston from a Jewish perspective, though more Lubavitch run.

Charlotte I believe is the smallest of the 3. I think there's a Chabad there called Ohr HaTorah with a daily minyan, plus another shul called Charlotte Torah Center (http://www.charlottetorahcenter.com/).

Come to think of it, Savannah GA could be an option for OP. You have the nice southern weather of Georgia, with much cheaper real estate than Atlanta, and a vibrant shul with a school and small kollel. Check out https://bbjsynagogue.com/
