We tried negotiating - that's when they told us they are not accepting anything below asking...

If $200 a month means a lot to you, it's going to be hard to afford home ownership. Sorry, I know that's not great news but owning a house is expensive.

I also agree that putting in a low offer and telling the sellers to get back to you is probably a good strategy.

Keep looking, you may find something more suited to your budget.

Its not that the $200 is going to make it or break it. We can afford this house for the asking price. The real estate just thinks that we can get it for cheaper so why overpay?

And what if someone else scoops it up for asking price? Would you be upset to loose it?

A good agent will be working on the sellers and telling them that your offer is a good one. Is that happening?

You have to be prepared to lose out if they don't accept your offer.

It’s just 100-200 $. Will you kick yourself if you let this house slip and nothing better will appear? How long does it take you to earn money 100$ a month?

This is why lol.
We bought our house 2.5 years ago. Our offer then was 13k more than the other persons offer. Both were below the asking price, but the market was very different and we got the house.
We’re now selling our house for just about double what we originally paid for the house to the other person who had put a bid on our house when we bought it. obviously it wasn’t bashert for this person to buy the house back then and we got it, but you have to weigh whether it’s worth it for you to just pay the extra little bit and refinance when the market is a bit better or lose the house.

We were able to negotiate a little. We came be 15k under asking and then countered 5k under asking. We also asked them to throw in a home warranty for one year ($700), which they agreed to.
