How to Determine the Value of a Residential Property

Two family members have two houses not equal in value that they have to split up. It's been decided that the one that gets the house w. the higher value should pay the other the difference.

How do we find the reall accurate selling value of both houses?

Any other ideas?

A real estate agent can pull comps for you, but you can also do it yourself these days if you want to spend a bit of time online. Probably start at zillow to take a look. Also do a search for the state the homes are in to see if the state has an online property appraiser's database. Many of those databases are searchable by zip code or development so you can get a real idea for what homes are selling for in their area or on their street.

The real answer is that you postpone the resolution of this issue because selling houses is not happening so much nowadays.

No because whether we sell or not we have to divide the properties.

Then discuss this with an attorney. It may be possible to do the appraisals sooner rather than later, but not sell until the housing market is no longer in the toilet. The appraisals should be no problem, depending where in the country you are.
