Another option is to stick with a double and put one of the babies in a sling. Especially if you are mostly worried about the 10 minute walk, it might be easeir to put one baby in the sling and push teh toddler and the other baby in the double. When Rivka was born my twins were 17 months old (and had *just* learned to walk B"H about 2 weeks before she was born) and I always carried her in the sling and put the twins in the stroller.
