I work in the mortgage field. It has zero to do with your mortgage broker since all fees are almost the same and are regulated. It has to do with the price of the house and the taxes mostly.

Address displays.
Check if you are getting linen closets/ pantries/storage/coat closets
People add those because not all homes are equipped with those.
You can add pot fillers in kitchen/wine racks/spice racks/paper towel dispensersl/displays.
If you need to open a wall with a window for lighting from other room.
There is so much you can do. Best is if you have someone see the house & property & tell what's necessary to change/upgrade & what could be nice additions.

Decorative things for walls like paintings, clocks, tablecloths matching your kitchen....

You absolutely do not NEED to replace countertops. There is no shaila of treif with putting cold food on a non kosher surface.
Cutting an onion would be a problem, so use a plate it cutting board.
Always use a trivet.
Lay your mixing spoons and spatulas on a saucer, not the counter.
Don’t believe the misnomers and chumras with no basis. Talk to a Rav, this is a basic question that is easy to answer.

Another monthly expense to keep in mind: utility bills. Although we had paid for utilities in our apartment, I was shocked by how much more they cost (I believe double or more) once we moved into a house.

We do our own grass cutting. It's great exercise, and the cost of a lawn mower pays for itself.
gas, electricity, water and HO insurance are our monthly expenses.

When you say we do you mean you or your husband? Is it hard for him to learn if he's never done it before? We pay a lot for the grass/leaves?

We just recently moved into a used house ... just s few things to keep in mind ur probably going to want to paint amd maybe wax the wood floors stain the porch change carpets.... a cleaning crew to scrub down the house yes mezuzahs also add up! Realize the general gas electric water... are more expensive in a house u also have window shades and give urself money for a handyman to change th combinations recorke everything and all the books and crannies .. by us they left all appliances most houses we checked were leaving them but make sure to ask also make sure they change all the carbon mionoxdie and smoke detectors ... if u need a good inspector PM me we were very very happy with who we used gluck!
