I dk what you mean by modern. There's a "yeshivishe/working" community there. Meaning, guy started out in BMG, now works, generally at a professional job.

How far is Toms River from Lakewood? Are houses cheaper there? Any developments for frum people? And how do people transport kids to school if they go to school in Lakewood? Thanks.

From the little research that I did:
Houses are not necessarily cheaper but you're getting more bang for your buck. The houses are very large on lots of land. Beware that real estate taxes are very high as compared to Brooklyn for example. I saw a house on zillow for 6OOk and the taxes were almost 15k yearly.

Besides for Belz, I don't think there are developments but I heard some rumors about possibly building developments in Jackson.

People drive their kids to school .

Toms River borders Lakewood on the south.
I'd thought it was a working class city but the area near Lakewood is quite nice. As was said, you get a lot of bang for the buck but busing and services are an issue.

There is a big modern area In Toms river too. Houses are beautiful but cheapest is 750 k at this point and you have to fix it up a little bit.

I bought a house there
Really large and beautiful.
They are trying to work out bussing for Lakewood schools.
Chassidish families slowly moving in
There's another development being finished this summer. Chassidish, but not belz.
