we got married within the last 1-3 yrs.. our starting rent for 1 bedroom apt was 1,850/month. 1 year after our lease was up landlord went up 100/ a month plus 50/month for building repairs-which comes out to 150 a month raise in rent... I think its too drastic at once...

are you in a rent controlled building? In most buildings it should say in the lease what percentage they can raise you.
I started out at 1800 4 years ago and each year we were raised small increments, now its $1900

Rent controlled was nixed back on the early '80's. Today, apt building of 6+ apts are subject to rent stabilization.

OP, there are guidelines as to how much the landlord can raise you. Currently , rates are 3.25% of you choose a 1 yr renewal and 5% if you choose a 2. He should also not be allowed to charge extra for repairs.

Only if the apt is de-stabilized. That would be something op should know.
