Inspection Found horizontal cracks

We are in contact on a 18 yr old house. In the contact the seller put in a provision that even if there is damage he won't lower the purchase price. We had the inspection done & the inspector found 2 horizontal cracks in the foundation. (They where filled in to try to hide them)
Has anyone had this?
How did you find out how much it would cost to fix?
Was the price quote accurate?
Any info or experiences would be so helpful.

I've done a little research on cracks in houses. Horizontal, or stair-step pattern cracks usually signify a seriously damaged foundation. Speak to your inspector and ask how bad the damage is, will it require repair, does he see it getting worse etc.

Bring in someone thats qualified to repair it and get an estimate.

sounds like you need to go from underneath to lift & support the foundation ... only after can the cracks be filled

Call in a structural engineer. We did and he gave us a rough idea of the scope of work and what it would cost to fix it. Also ask him/her if they think that it's likely other problems will be found - this might be evidence of a poorly laid foundation.

You can ask your realtor or the general inspector for a structural engineer. Or an architect or general contractor if you know any.
