Should we do airbnb?

Our tenant is moving out of our duplex (2-units), where we live, and my husband would like to try to rent it on airbnb. He believes we’ll get more income than a long term tenant as travel picks up. It would be great if anyone who has experience renting apartments on airbnb would let me know if whether or not this is a good idea.

A lot depends on your location. For example, if you are in an area that is a destination for tourists on a regular basis, or an area where lots of people need places to stay because of traveling in for weddings etc.

Before you consider, check your local zoning laws. I've heard there can be issues with that.

We’re in a major market. Zoning allows airbnb on a limited basis. I’m wondering if it’s safe and something we should try.

Some things to consider:

-Do you want random people living in the same house as you?
-Wear and tear on the house and furnishings

My husband does airbnb but it is really only financially helpful in our case for the depreciation. Monthly we would make more money renting it out long term.

Keep in mind, air bnb will not let you discriminate who you will rent to. Meaning, you may very well end up with people treifing up your kitchen, non-shomer shabbos, etc.

Race, Color, Ethnicity, National Origin, Religion, s-xual Orientation, Gender Identity, or Marital Status

Airbnb hosts may not:
Decline a booking based on race, color, ethnicity, national origin, religion, s-xual orientation, gender identity, or marital status.
Impose any different terms or conditions based on race, color, ethnicity, national origin, religion, s-xual orientation, gender identity, or marital status.
Post any listing or make any statement that discourages or indicates a preference for or against any guest on account of race, color, ethnicity, national origin, religion, s-xual orientation, gender identity, or marital status.

Also you will need to keep cleaning and tidying the place on a constant basis, after each guest. Remember unless you are living in a high tourist attraction area, it very likely you will have large chunks of the year where it is empty and you aren't making any money.

I think it will cost you so much to upkeep and maintain, that you won't stay with much profit. You also can't choose your guests and you can't know what type of people will end up staying there.

Can you and dh agree to a short term trial? Six months or a year. See how it goes and then if it is not profitable, too much upkeep etc you can reassess.

Most hosts charge cleaning fees in addition to rental costs.

Personally I would do airbnb. I have family members and I'm making very nice money on it, and it's very easy to rent out. I would love to buy a house just to do Airbnb on.
