This makes me dream of building my own home!!!
Maybe, one day, you never know
So curious what the beginning prices for new construction start at, I know there are so many factors and can't compare, location, design, size etc.

Not true about heated sidewalks. To redo our driveway is $4000. To do it with heat is over $20k. The concrete is the cheap part. The heated elements and coils and work knvolved in hooking them up to electric is the expensive part.

this is everything my dream home has(It'll never happen but a girl can dream)
kitchen:
1. seperate milichigs and fleishigs areas including stove tops, oven, sink and counters that are not
connected (I have this now and it's the best!)
2. a lot of storage space
3. breakfast nook
4. island with bar stools
5. playroom off the kitchen
6. french doors out to a terrace for bbq
living room/dining room (I live in Israel I don't have them separate even in my dreams )
1. large enough
2. french doors out to a terrace
laundry room (or area - Israel...)
large enough for an ironing board and a hanging rod
master bedroom
1. walk in closet
2. large en suite bathroom with shower (and bath if your going really wild)
3. room for a small sitting area
Two large bedrooms for the kids (One for the boys one for the girls) - enough space for a bed, a desk and a two door closet for each kid
One main bath + One shower
three bathrooms besides for the en suite (two for family use one for guests)
an office with a seperate entrance for dh's practice
an office near the kitchen for my work
a den for family time
a linen closet!!!! (I wanted that in my current apartment and was convinced it's not that important. It is very very important)
A wrap around terrace - It would be great if each room had a door to a terrace.

Spacious playroom off the kitchen. (especially if you have little kids)
separate guest suite either on basement or ground level. (if outside door you can rent out to make extra income)
laundry chute. laundry room on bedroom floor sounds ideal in practice but flooding and noise from machines may be an issue.
Pesach kitchen - my friends had a very space efficient solution - kitchen/closets behind closing doors at one end of dining room. Doors are closed all year except for pesach.
Kitchen with very clearly defined meat/milk and pareve areas. 3 ovens. (extra big meat one if possible) at least 2 dishwashers. That is more important then pesach kitchen imo.

Mud room ground floor bedroom with full bathroom I love love love my TWO fleishig dishwashers - never a dirty dish in sight!

Large entryway and giant foyer - 2 stories high.
The bedrooms should be in a separate wing of the house.
Bathroom for cleaning lady and workers.
Separate entranceway for guest apartment.
Large seforim room with couches.
A built in safe.
Office accessible close to main entrance.
Separate men's and women's entrances with nice size space for both. Women shouldn't get stuck in the kitchen to socialize.
Sink in dining room.
Counters in dining room.

It's nice because you don't have people of the opposite gender crossing through. You can use more space.

Love my french doors bw dining/living area. For everyday dining room closed off. Living room doubles as the playroom. For shabbos I open the doors making dining room bigger with couch in next room so if I have guests they can join I conversation or children can play nearby & be seen while adults eat by shabbos table

a study with built in shelves along all of the walls.
A bedroom/reading nook under the stairs (Harry Potter fan here)
Closets in all bedrooms that allow enough hanging and storage so that we don’t need dressers.
Murphy beds in the playroom for sleepovers.
(Not must haves. More like dreams)

Don't know if anyone mentioned this yet but make sure you have pot fillers by the stove. Super inexpensive if you're already doing work but so helpful. Also important if you're having an island in the kitchen to have the outlet for the island in a convenient location so that your mixer cable can easily reach it without an extension cord. One thing that I have in my current apartment that I haven't seen in newer houses that I really enjoy is a cabinet at the top of each closet. This allows me to use what would otherwise be dead space. Since you need a stepladder to reach these this is used mostly for storing clothing for the season and other storage that doesn't need to be accessed that often.

No to the pot fillers. A faucet without a drain underneath is just a flood waiting to happen. And why can't you fill a pot at the sink? If you make a pot of pasta, you're going to have to carry that pot to the sink to drain it anyway. So obviously, you can carry the pot.
