Buying a house that needs tenants kicked out

Because it can take time for them to find a place to move. Most people can not find a new rental and be moved out within 30 days. Depending on the city it can take months to find a suitable replacement.

Perhaps offer them $1000 towards moving costs if they move out by a certain date. Much cheaper than the eviction route!

We ended up telling the broker no tenants yes mortgage contingency or no deal. We are literally ready to sign if we get those terms...Hopefully owner will agree and if not well keep on looking...
