Depending on size. Number of bedrooms and bathrooms.
Depending on how new or old.
Depending on amenities?
How many ovens? How many sinks? Are there dishwashers? How many?

We were looking into an apartment that is quite large, not new but not very old either (probably around 15 years old). There’s only one bathroom. Yes, washer/ dryer, 1 stove, 2 sinks and 1 dishwasher.
They were asking $2k but I think for that price it sounds like we might be able to find something with a second bathroom and 2 ovens.

You can ask them if they’d go down to a lower rent amount. I know that in south Lakewood there’s a surplus of basement apartments so it’s a tenants market. Not sure about ridge area.

15 year old basement is considered old for lakewood. The windows are probably nothing like the windows in newer basements. Also closets are done better in newer and laundry rooms are better.

I don't think basements have 2 ovens.

Agree, that would be a rare find. You can just buy a toaster oven for milchigs.

Yes. At least 1.5 if its a 3 bedroom. I don't know much about 2 bedroom basements.

Are you davka looking in North Lakewood/Brookhill area?

A quick glance at the Masa Umatan has multiple 3 bedroom 2 bathroom apartments available in Oak/Vine and other south lake areas all in the 1800-2000 range?
That is also significantly newer (2-5 years) than what you're looking at

Rental prices are going down now, after years of being able to charge whatever they wanted. It sometimes takes landlords a while to realize that the market is turning.

If you can wait a few months, it might be worthwhile. You might be able to get a cheaper price.

Most neighborhoods haven’t budged from 1900-2200 in months.

People don’t realize that in 2003 in Lakewood the nicer 3/1.5 basement apartments were going for 850. That’s the equivalent of close to 1500 in 2024 dollars. It’s not like basements are ever going to go down to 1200 again.
