We are iyh closing on a house soon. We were looking for around a year and the broker was very helpful. We will live two blocks over from him when we move. I know he gets a nice commission off the sale. Are we supposed to buy him a gift too. The mortgage broker was also very helpful but I will probably not see or hear from him again as he doesn’t live in that community. Are we supposed to get him somehthing as a thank you?

Actually our mortgage broker and real estate broker bought us gifts after we closed.
The realtor gave us a mezuza that matched our dining room and the mortgage broker ordered fancy mini babkas that were delivered to our home

Same here. We got housewarming gifts from them.
I see nothing wrong with giving a gift to someone you feel went out of there way for you. Yet you should know it's not expected.
