Are any legal? To rent out upstairs or first floor of high ranch or basement of high ranch etc...
How do people do it?
I want to buy, but can only afford if I figure out some type of income like that...
And after being a tenant, I'd love to be a great landlord, given that I know what it's like on the other side!

As far as I know many are not legal. We would love to do it but would only do it legally and when we looked into it it seemed very complicated

Its illegal to split a one family house into a 2 family. Most walk in or split high ranch apartments in Monsey are illegal.

It was built as a one family house. Its one meter for electricity, gas, plumbing... everything is one system. And legaly you can'y turn a garage into a room.

Why can't you put on two meters? These high ranches have the whole basement as a walk-out above ground with a side and back entrance and windows. The first floor also has a front and back (through deck) entrance. Two separate floors with separate entrances. The garage is attached to the basement by a door, but that's it.
Just trying to figure out why it's illegal and if it's possible to change that.

Every home falls into zoning areas. You have to see if the home/lot is zoned legally for a one family home or for two families.

If you're zoned for more than one family you can definitely do a high ranch as legal 2 family. You may have to enlarge driveway and do some internal work, but its 100% doable. You can speak to a contractor who has the 'know-how'.
I know s/o who has done this and can find out more if you're interested.

Most apartments are illegal. There is no way to legalize them. You are allowed to have boarders ( I don't think u r allowed to have a full kitchen for a boarder) or family members stay by u. Just not collecting rent from a tenant.
Everyone just does it illegally and hopes for the best.
