Hi, we're starting an upscale short term rental for couples. (We're in a residential area so it's not like a vacation spot, more like a convenience for family simchas etc. Not sure if that makes a difference to my question.)
What are some policies you have in place to make sure you don't run into any horror stories?
Taking a deposit (how do you figure out how much?)... Using a contract (anyone have a sample?)... what else?

Some apartments we've rented, charged the price of one night as a security fee and refunded if there was no damage.
