I'd guess if it applies to you, then taking care of it? Doesn't seem like such a big deal? We own a 2 family house so it's not applicable.

I don't think there are work arounds. You have to do it.
My in-laws had a plumber inspect their boiler right before Yom tov.

Does anyone know which kind of houses this applies to, and which kind of houses this doesnt apply to?

There is no way around it. The only thing you can do is have a "pre-inspection". Use someone reliable and someone you trust.

All buildings except 1 and 2 family houses

I'm somewhat in the know , but I work mostly with multi-dwelling structures, so I don't know. Possibly only if it's 4+ units.

Buildings that are classified as Residential Group R-3 are generally exempt from these requirements dependent on the number of rooms or occupants within the property. To verify the classification of your property, refer to the building’s Certificate of Occupancy.

R-3
This occupancy shall include buildings or portions thereof containing no more than 2 dwelling units,
occupied, as a rule, for shelter and sleeping accommodation on a long-term basis for a month or more at a time, and are not classified in Group R-1, R-2 or I. This group shall include, but not be limited to, the following:

(It seems that any home thats 3 family or larger, needs this inspection).
