I am living in my basement for 3 years, my landlord went up $100 every year because the going rate is more in Lakewood. What I am hearing in Lakewood its very uncommon to go up in rent, is that true? Does your landlord go up in rent yearly? if yes to how much more?

Did you have a contract with a rate on it or did you sign with this clause that they can raise this way? This seems like a lot.
My 3 year contract is coming up and we are holding our breath..... Don't know how the landlord will want to proceed

Yes, we did and they bypassed it, they are really desperate for every penny

Living there for 3 years. My landlord started raising it after a year of us living there.

My lease specifies that I can raise my tenant's rent by 5% per year. And that's what I do.

$100 up $1800? A drop high but close to normal
$100 up from $700? Well that’s a huge percentage increase but at the same time you were paying less than half of market value
$100 up from $2200? Consider yourself lucky that’s a relatively small increase

To clarify, you had a contract that stated that they can only raise you xyz.
During the contract term (meaning not after the contract end date) they increased your rent more than you signed for?
If that's the case, you may not be legally or halachically obligated to pay it. They can't just bypass a written signed contract.

My lease is up and has not been renewed. In the past 3 years my rent has increased from
1100 to 1250
1250 to 1500
1500 to 1675
That's almost 600 in 3 years. They said they asked a shayla and told us we are lucky because they could have done more.

People are taking their landlords to BD over increases.
If your contract says they can only raise 5% then you can consider going to BD. But it doesn’t always work out for the tenant. Apparently the halachos are complicated.
It’s not true that landlords aren’t raising. Most of them are. Some landlords even raise multiple times a year. They’re relying that the tenant won’t want to go to BD. And most people would rather pay crazy rent than do the BD process so they get away with it.

My tenant's lease is up, but even with a new lease, the lease (from BD Maysharim) specifies what can be done with a renewed lease.

Many leases state that when the lease is up, it automatically converts to a month-to-month lease. This means that once the lease is up, the landlord can change the rent at any time, to any amount.

A year.
I think for new renters for a similar apartment to mine it’s even more expensive though. So they tell us just be happy with that.
