We currently live in a 20x50 first floor apartment of a 2 family home. It's a very small but well designed 1,000 SF 2 bedroom apartment.
It's in very good condition and we like living here.
The structure has a basement which is raw and there is leakage from the rain. It is used for storage.
There is also another small identical size apartment on the second floor with a separate entrance and stairs from the outside. I have never seen the upstairs but I assume that it is not in good condition.
There is a car port in the front but a car cannot be parked there as the water gets worse in the basement from the pressure.
We are looking to buy an apartment now and our landlord threw it out there that he may be interested in selling the home.
The house is in BP on the avenue in the high 50's and low avenues.
How much would you think a fair offer would be?

OP here.
I forgot to add that this is a brick home attached on both sides.
There is a small private backyard.
And a gated front yard where the car port should be.
We can park by blocking the carport/driveway.

bring in a home inspector and contractor and get an estimate for the repairs first.
