Any of you think the Lakewood housing market is going to crash in the next few years? I’m thinking of buying a house, but I’m trying to wait as long as we can in case prices here will go down…

Mortgage rates are very low now. Even if the market gets lower in a few years, mortgage rates will go up so you may not be any better off

It’s very high now. I live here almost 20 years I don’t remember it ever being like this, although there have been ups and downs.
Would you consider an older house further out? Jackson, Raintree? Something really small and simple. Then after saving for a few years you can extend or fix up a little? I know many people who did that. My friend who bought a shack 16 years ago just knocked down and rebuilt now. But she lived in that little house a loooong time!

Even shacks are unaffordable right now.

It’s Mazel.
I bought a shack in lkwd during the last housing boom and the price hadn’t changed.
Not every home will go up in value.
There were times ppl were stuck with Coventry homes bec they went down so much in value.
I seen prices fluctuate. 16 yrs ago when prices were crazy everyone said it will never go down and it did - massively. Now it’s a bit different bec so many ppl are moving to town. But they are moving out.
