It’s about 1600 square feet in Jackson
I just want to know what the contractor charges not what the construction will cost

Most contractors charge a percentage of the labor and materials. My contractor charged 18% which was in addition to the cost of materials he supplied and labor. All of these costs were set out so it was very transparent.
I supplied certain materials which I paid for separately. Since I was als working with a designer, I paid for her services in addition to the cost of the materials.

I got quoted flat fees, anywhere from 6,000-9,000

I don’t know how flat fees would work because once you start construction, unexpected things always come up.

The flat fee is just for the actual contractor
Construction labor and material would be billed actual Invoices

As amarante said, normally contractors charge a percentage per each job. Because when you realize during construction that you need to redo all the wiring or whatever, the contractor will do that for free?

I’ve recently heard in Lakewood area that now some contractors will give a flat fee RANGE. my friend was quoted by one contractor 5-10k which I think was to be determined based on what work they actually end up doing. (They weren’t sure what they were going to do because they wanted to know first what it would cost them)
I also heard 20% of the job.
