Why would a home be on the market for over a year?
I don't even think it's overpriced but what do I know?
Is it because the market is not doing well or would there be another reason? 🤔

There could be issues with the house that come to when you do an inspection.

With the crazy rates a bunch of houses sat. Right now I don’t think it’s an indication something is wrong. But get a top inspector just to make sure.

I wish I could know in advance - many people had to have spent $$$ on Inspection.

Does the house need a lot of work? My home in that area was on the market for a long time because it needed a lot of work and ppl were scared off

Did they recently lower the price? Maybe it was priced too high.

Are there frum neighbors you can ask if they know anything?

Sometimes the realtors will tell you. If you have a relationship with any in the area try asking.

Yes, they have been dropping it continuously since they put it on the market.

I'm sure there are frum neighbors. None that I know though.

Yes we have our realtor the inspectors report when we backed out of a house that needed too much work. She found a buyer that was ok with it…

So there technically could be issues hiding under the new renovations.

Sometimes you can see if the house was relisted a bunch of times, or pending a few times in a row.

Yes, however It wasnt renovated to be flipped, it was renovated by someone to live in it.
That much I know.
They lived in it for a few years and put it on the market for another few hundred k.
It was never pending or taken off the market. The price has just been continuously dropping.

I second the idea to ask a realtor who’s familiar with the area.

A few times I’ve asked a realtor “what’s up with xyz house on the market and he told me the issues”.

Any reputable real estate agents in the area anyone can recommend?

Priced too high
Issues with the house
Not necessarily in a super desirable neighborhood- might be too far from an active Jewish community or not in a good public school district
I can keep going. Pricing is not the only reason.
