We’re working with an architect to do an addition on our 4 bedroom colonial. Assuming a medium budget what would be included on your musts and also wants for an addition? TIA!

A guest room with its own bathroom, preferably on the first floor (for grandparents), a functional mud room. If your kids have a wide age range, a seperate playroom for the big / little kids (so the baby doesn’t eat the Lego),

Deck off master bedroom
Study with door to the outside
Guest suite
I’ve done a lot of thinking
So far paycheck to paycheck and I consider myself blessed.
But those are my first three

A room for your husband ONLY! Call it office, call it study, call it whatever you want. Just make sure he has his own room.

OP, you're spending 10s if not 100s of thousands of dollars on an addition. YOU must have very important reasons for it, right? Shouldn't you know exactly what they are?

Hubby's room (study, man cave, whatever)
Your room (office, lounge whatever)
Big master bath w heated tiles and towel warmer, Separate tub and shower, double sinks
His and her closets
Master suite
Guest room w bathroom
Laundry where bedrooms are. With hanging contraptions and height appropriate countertop to fold laundry.
Wrap around deck With outdoor kitchen and safe roof.
Cozy reading nooks/library
Mini obstacles course and playground in playroom. I did this in the old garage. (It's insulated and nicely fixed up but not connected to the heating/cooling) we have a net enclosed 7 ft trampoline, med kiddi slide, old couch (trampoline#2) baby push n ride car bikes, cozy coop.... want to put in a swing now too. Maybe for next winter.
It's AMAZING for the Littles (and not such littles) for the wintertime when they need to let out some steam but it's too cold to be outside.
My laundy is also there so I'll do laundry or pull out my iron and iron while kids are having a blast behind me.

A girl can dream!!!

Why is this so crucial? Does the wife get her own space too?

We are planning to add a bedroom and guest room with a bathroom plus a den. I also wanted to crowdsource for other ideas!

After guest room, office and large fully self contained utility room and Pesach kitchen I would do a large comfy playroom/informal living area with lots of inbuilt storage for toys, books and games running into large deck/outdoor entertaining/living area.

Men tend to make a lot of mess what with their munchies, drink bottles, coffee cups, socks, shoes, newspapers, seforim etc. Best to have it all contained in one are the wife never has to see if she doesn't want to.

In my situation I don't need it but I would love for dh to have one. We started out by having one. It was the best thing. I bought him a beautiful comfortable chair. He was able to learn there, work there, chill out at night there , whatever. We needed another bedroom so dh gave it up. But I still miss it for him.
