It’s frustrating to say the least.
Covid is just an excuse at this point. They are waiting for landlords to sell out their buildings to the banks.
Corporate America wants to take over everything, our buildings and our small businesses alike.
Edited to add that the court process with this one tenant in the last 3 years cost me thousands of dollars and that’s the normal.
Nobody talks about that.
Tenants OTOH, get provided free lawyers. | My husband also had one tenant not paying from before close to 10k and they had an eviction Scheduled and then came covid...

Totally get you, amother Black. My dad is a NYC landlord. It costs thousands of dollars just to keep afloat with a bad tenant.
I remember seeing one tenant threatan my dad with physical harm. I asked my dad, "can't you evict him?"
"no, we just need to be as nice as possible and wait till he leaves..."
Luckily he left soon after but I was in fear for my dads life because NYC has crazy landlord/tennant laws...

Many tenants peek a gun or knife out of their pocket to their manager or landlord as a threat.
There’s absolutely nothing to do about that like you said.

I don't really understand why it is so hard to evict a nonpaying tenant.
I have a friend, who was at the time an older single(b"h married now) who ended up having to share an apartment for a year with this crazy woman (Not on the lease) and her daughter neither paying rent. It was all kinds of crazy and all she could do was convince them to move.

Similar story here. However this isn't a tenant. This is a "squatter" was supposed to leave in April and now we are stuck. Not only that, but this is a 4 family house. 1 apartment is empty, due to covid. The other tenants are complaining though that the squatter is making lots of noise, playing loud music at night etc. So now the paying tenants want a rent deduction.
And there is absolutely nothing that can be done.
ETA. A squatter is a person who moves into an empty apartment illegally. The laws are crazy. If the landlord finds him there after 30 days he cannot send him out, but needs to take him to court, which can take months and lots of money to resolve. . Meanwhile, the squatter gets to live there rent free. They are a landlords nightmare.

It’s a once beautiful, now socialist NYC.
When people don’t realize how our country is falling apart from socialism, it’s just so sad how dumb they are.

NYC has all kinds of protections in place that tenants take advantage of - just like all of the socialist programs.

As has been mentioned, the main question is if your financial situation has been affected adversely by COVID.
If it hasn’t, rent raises are just the reality of cost-of-living increases.
If you are struggling financially due to COVID, I would send a letter or email expressing how you’ve been satisfied with the apartment for the past four years, (insert some reference to you being happy to help out their elderly relative),
and ask them if they can possibly defer the rent raise for another year, since you’re having financial challenges due to COVID.

BTW op, there is some govt assistance for tenants now with Covid.
Not sure what or who qualifies, but maybe look into that.
