What constitutes a chanukat habayit- are there any 'rules' about this custom?

Maybe this differs in different circles. We are MO/DL. There are no rules. We made a Friday night oneg for our neighbors and friends. We planned to do something else for out of town friends and family but then Covid started and now it feels silly, 2 years later.

My sister gave birth two weeks after moving. They held the brit at home, and combined it with a chanukat habayit. People pretty much do what they want.

I actually just bought a house recently. I kind of feel like a chanukas Habayis is showing off. I’m just plain frum/yeshivish. Do most people make one?

I think it's a matter if choice, and a convenient way to meet the neighbours. My sister was making a brit anyway, so they combined the two. If she hadn't been making a brit I don't know if she would have gone to the effort just for a chanukat habayit.

It’s meant to be a way of thanking Hashem for your new home. You can keep it small if you don’t want to show off.

We were nervous about that and were actually told by our rav that it's a beautiful thing and is not showing off or a cause to worry about ayin Horan all the more so it's a chance to thank Hashem and people to give you brachos to use your house for the good.

Op it depends on your minhag
For certain Sephardim it’s a big deal
There is a special tikun to say with a minyan
