I’ve always wondered why Howell hasn’t picked up like Jackson and Toms River. Even the parts that are quite close to Lakewood. Maybe that’s changing now.

I think part of it is that Howell is in Monmouth county and the others are ocean county.
Don’t know what that affects. Bussing? Money schools get from ocean county? Diff govt representatives in nj? No clue. But I wonder if it has ppl concerned long term.

Doesn't look like all.of Jackson has gotten bussing and it's ocean county .
Whay would it effect being in Monmouth County?
I'm just wondering, people are busting out of lakewood housing. Where will all the basements go when time to buy ? Toms river is almost not affordable anymore and Jackson is becoming expensive too. People have gone to manchester , but howell is so much closer to lakewood.

Why should the county make a difference?
I do wonder why Howell and Brick didn't take off like Jackson and Toms River, and why people are going to much further out Manchester.
But things like school and bussing go by the township, so all those should be the same.

Jackson is one of the largest townships in New Jersey. There is a lot of space to fill

They are soon going to have their own first proper Shul, Mikva, cheder, beis Yaakov and girls high school. Once all that happens it can really spread to all ends bec there is the chance to have local schools and shuls and not be so dependent on lkwd.

Noone frum is buying in Brick. Houses are small and not nice and hasn't taken off so far.

Howell is the next hot place where ppl are buying, it's taking off hot now.

There are a handful of frum people who bought in Brick, off Van Zile Rd.

But Howell is definitely picking up way faster these last few months.

Primarily Glen Ardens, Tanglewood, and Friendship Estates. Some are also going across the 9 to Candlewood.

I think Howell didn't pick up as much because it's a different county and taxes are more expensive.

Oh, there are also a handful of people buying behind Raintree. It's called Ramtwon Estates.

If you can afford, I would suggest also looking at homes off Kent Rd in Howell. 1) it's right near Lakewood 2) I believe imperial is working with a developer to build a few single family homes on Kent (I think near Ford Rd.).

Brick waa never seen as a natural progression. The Brick/Lakewood border by Rt 70 is mostly gated villages. Then it's mostly industrial and the Garden State.
There are some Jews who live right across Chambers Bridge by Braintree/Joe Parker, but those houses are pretty small.

Manchester is right near the frum parts of Toms River. And it’s not further than some of the far out areas people are moving to in Jackson.
